Under Utilized Space
Turning Dinner Only Restaurants into Co-working Spaces and Other Thoughts on Space Utilization
If a restaurant is only open from 5 pm or 6 pm onwards during the week, the restaurant space is sitting there empty, under utilized.
A few years ago entrepreneurs realized that they could open and operate co-working spaces in this under utilized restaurant space.
Two more well known ones were KettleSpace and Spacious. The Restaurant-Hospitality article below mentions, “A Kettlespace employee comes in every morning to set up extension cords, coffee and tea. Kettlespace members, who pay $25, $49, or $99 per month, filter in and out throughout the day.”
Spacious was acquired by WeWork in August 2019.
However by the end of December, 2019, WeWork as a part of their failed IPO and restructuring closed Spacious.
KettleSpace had a different fate and ended up pivoting into providing a SAAS product during Covid they called Kettle OS to help enable hybrid work for companies.
They even launched a WeFunder in 2022 for Kettle and have since rebranded to be named REKalibrate.
In April 2022 KettleSpace sold off the workspace assets of their business to WorkChew.
“Companies can deploy their remote teams to these restaurant and hotel spaces for as little as $20 per person per month.”
However as of today the WorkChew website is down. We’re not sure if this is a temporary outage or not, however, here’s a link to an archived version of their site.
Think of ways you can apply this to commercial real estate and your industry.
From renting space already built out with restaurant, laundromat, office, or other industry specific fixtures that you then don’t have to invest in building to partnering with another company to use their under utilized space in off hours to using pop-up space to test out new retail concepts and new neighborhoods before a longer term lease, we’re ready to work with you to help you launch your ideas.
